What type of Masonry Cleaning & Sealing do you need?

At AAM we have 4 main varieties of sealer for all types of masonry products depending what outcomes you desire.

  • 2 Penetrating Masonry Sealers &
  • 2 Topical Masonry Sealers

The Penetrating Masonry sealer will deliver a matt finish ideal for slip rating sensitive areas like high traffic footpaths, 1 is a natural sealer leaving the surface its original colour & the other is a wet-look which enhances the colour like the name suggests.

The same with the Topical Masonry Sealers; 1 being natural the other giving a wet-look with the topical it will give you a gloss to a high gloss depending on surface absorption & in high traffic areas a test sample should be carried out & a slip rating test done to give assurance that the finished results meets specifications / regulations to Australian standards. Do you need Masonry Cleaning & Sealing or just Sealing?

There are many reasons manufactures recommend to Clean & Seal your masonry here are the main reasons,

  1. Cleaning your masonry once installed removes any unwanted mortar smear’s & splashes (installation grime) opening the pours of the surface to allow maximum adhesion / Penetration of the protective sealer for long lasting results.
  2. Sealing preserve the surface for weathering, this is achieved buy the protective seal that is applied during the sealing process adding a layer of protecting that in the right conditions lasts up to 5yrs.
  3. The protective seal will stop moisture & other liquids socking in to the surface making it easy & quicker for maintenance & allowing longer interval between cleaning.
  4. With the sealer stopping moisture it prevents mould, Efflorescence from growing on the surface.
  5. Will protect against graffiti attacks allowing quicker & easier zero harm removals.

The Queensland Building & Construction Commission (QBCC) regulations are set out in standards & tolerance guide published in Feb 2016

As set out in 3.0 Masonry

3.1 Masonry types

This section includes tolerances for the following generally-used types of masonry, including:

  • clay and concrete brick construction
  • clay and concrete brick veneer construction
  • concrete block construction.

3.12 Cleaning, mortar smears and stains

  • Within 12 months from date of completion of the work, stains, mortar smears and damage caused by cleaning are defects if they are visible from a normal viewing position.
  • Within the first 12 months after completion of the work and unless documented otherwise, masonry faces are defective if they are not cleaned and free of excess mortar or stains when viewed from the normal viewing position.

3.21 Sealing of masonry articulation joints

  • Articulation joints in masonry veneer, single skin masonry or double skin masonry, are defective if they have not been sealed.
  • Within the first 12 months from completion of the work and unless documented otherwise, exible mastic or sealant is defective if it does not match as close as practicable the colour of the adjacent surface, and has not been used in accordance with the manufacturer’s installation instructions.
